OUR NICHE AND SPECIALISM

Our niche is the conversion of light industrial and office buildings in the Midlands of England into fashionable residential developments. These developments retain some of the architectural elements of the original building which give them a unique character that differentiates our residential units from the standard new build developments.
Our focus is on existing properties with a GIFA of 500-750m2  located close to residential areas and within walking distance of a town centre.

Our niche has been further tailored to suit current market conditions and mitigate common financial risks associated with property development.

1. These developments typically benefit from the use of permitted development rights which allow a more streamlined planning application and decision process.

2. Covid 19 has drastically changed how we work and shop. This will have a negative effect on the price of commercial property in the medium term. But the housing crisis and sufficient supply of new housing per annum is a perennial problem. Therefore, the correct choice of property for conversion can create significant value by purely securing planning approval for its change of use.

3. Conversion of existing buildings mitigates the need for significant groundworks and excavations. This reduces the likelihood of soil contamination issues and associated disposal costs which are all too common with new build developments.

4. The residential units we create, while adjusted to suit the local market, are aimed predominantly at entry-level dwellings. This end of the housing market is less susceptible to price drops even during negative macroeconomic conditions.
